I’m sure you’ve found something you liked or didn’t like in every plan you’ve encountered. I’ve always had that feeling looking at floor plans, but when I saw that there’s hardly anything to hate in this one, I had to share it with you.
If there was ever the perfect plan, I think this modern farmhouse layout could be it!
This 3-bedroom, 2.5-bath house offers a generous 2,200 square feet of heated living space, and don’t forget the 1,135 square feet of porches!
So, let’s take a walkthrough of this one.
Specifications:
- 2,200 Heated S.F.
- 2-3 Beds
- 2.5 Baths

The Floor Plans:
Covered Porch
First up is the welcoming covered porch. Six timber supports set on stone bases give it a rustic yet modern look.
Plus, it has French doors that open directly into the foyer.
Just imagine being here for a minute… it’s the perfect spot to relax with a morning coffee or welcome guests!
Foyer
Step inside, and you find yourself in a gracious foyer.
It’s spacious and inviting. This area is like a gateway to all the fantastic spaces within the house.
Truth be told, I think foyers are underrated because they set the tone for your entire home.
Flex Room
To the right, you’ll see the flex room.
I love this because it’s just so adaptable! You can use it as a bedroom if you need an extra one, or it can be your home office.
A dedicated workspace like the one included in this plan would be a game-changer if you’re anything like me.
Formal Dining Room
On the left is the formal dining room. What a great view you get here!
It’s chock-full of potential for holiday dinners and family gatherings. And it opens up into the main living area, making entertaining seamless and enjoyable.
Great Room
Next up is the vaulted great room with exposed beams—a jaw-dropping feature! The fireplace in this room makes it so cozy. Just imagine snuggling up here on a chilly night.
This room also has access to the back porch, offering even more space for relaxing or entertaining.
Kitchen
Adjacent to the great room is the kitchen. From the way I see it, this kitchen is both functional and stylish.
The island comfortably seats six, perfect for family breakfasts or casual meals. The walk-in pantry behind a charming barn door is colossal and offers plenty of storage for all your cooking needs.
Outdoor Living Porch
The outdoor living porch can be accessed from both the great room and master suite. With a vaulted ceiling and a fireplace, this space is packed with charm.
On a related note, there’s even a grilling station with a sink nearby!
How cool is that? It’s an ideal spot for al fresco meals.
Master Suite
Let’s dive into the master suite next. This room is sophisticated and impressive with its vaulted ceilings.
It also has direct access to the laundry room, which is super convenient. The master bathroom is another highlight—two vanities, a tub, and a walk-in shower make it luxurious.
Laundry Room
Speaking of convenience, the laundry room’s location between the master suite and garage makes daily chores easier.
Plus, having direct access from the master bedroom means no more lugging clothes through the house.
Bedrooms 2 and 3
Across from the master suite are Bedrooms 2 and 3. Both rooms share a Jack and Jill bathroom, making it ideal for families with kids or guests. Each bedroom has a walk-in closet too, so storage won’t be an issue here either.
Half Bath
Can I be totally honest with you? One of my favorite features of this plan is the half bath near the main living area.
It’s convenient for guests and helps keep your main bathrooms private.
Garage
The 2-car garage is front-facing and spans 576 square feet—plenty of space for your vehicles and some storage. From here, you can enter directly into the home via the laundry room, another thoughtful touch that makes life easier.
Back Porch
Last but not least, let’s talk about the back porch again.
It’s extensive! With access from both the great room and master suite, it’s an inviting outdoor space that’s perfect for gatherings or quiet evenings by the outdoor fireplace.
Adaptability and Versatility
If I had to find one bad thing about this space, it might be that there’s so much potential it’s hard to decide how to use each area best! On the flip side, from the way I see it, this layout accommodates various activities and needs effortlessly.
Whether you need quiet workspaces, areas for entertaining, or comfortable spots to relax, this house has got it all.
If you’re anything like me, you’ll definitely want to check out how each room can serve multiple purposes. For example, maybe that flex room becomes a guest room during the holidays or your workout studio during the week!
OK, I know what you’re thinking: What could make this better?
Well, adding more built-in storage could enhance functionality even more.
Also, consider if you’d like more natural light in certain areas—skylights might be a fantastic addition!
So there you have it! This modern farmhouse plan really covers all bases—comfort, style, and versatility.
Whether you’re looking to build or just draw inspiration, this house offers impressive solutions for today’s diverse living needs.
